Zoning Board of Appeals, 8/15/24

At their August meeting, the board approved all three applications on the agenda. One notable success was the agreement reached between neighbors and a developer on a site plan for a property on Brookline Street, satisfying both parties’ needs despite initial challenges. In addition, Needham’s dog lovers will be excited to learn that a popular Newton-based dog daycare has been approved to open in the Mixed-Use 128 District. Case #1 – 20 Alder Brook Lane
The owners have applied for a Special Permit to allow the change, extension, alteration and enlargement of a lawful, pre-existing, non-conforming structure for relief of a right setback from 9.6 feet to 9.1 feet; and the left setback from 11 feet to 9.9 feet. This request is associated with the addition and alterations to an existing single-family home.Continued from July 18, 2024.

Case #2 – 277 Brookline Avenue
Needham Enterprise, LLC, owner, applied to the Board of Appeals for a Variance to seek a Plan Substitution and or further relief pursuant to a Variance issued January 18, 1951 to permit the demolition of an existing two-family dwelling and replacement to a new two-family structure. The property is located in the Single Residence B (SRB) zoning district.Continued from July 18, 2024.

Case #3 – 6 Brook Road
Tail Waggerz Pet Care, Inc., applied for a Special Permit to allow the operation of a dog daycare/boarding/grooming business and to waive strict adherence to the number of required parking and the parking plan and design requirements. The property is located in the Mixed Use -128 zoning district..
